What Is Power of Attorney?
The Power of Attorney (POA) is a legal document which enables an individual known as an agent or attorney-in-fact to perform actions on behalf of another individual. The POA document specifies the powers that the agent can use to perform certain activities which include selling property, handling bank transactions and representing the principal during court proceedings.
In the UAE, the POA document must meet the following requirements:
- The document must be drafted in Arabic or bilingual (English and Arabic) with certified Arabic translation. In case of any discrepancy, the Arabic text prevails.
- It must be certified and notarised by an authorised UAE Notary Public through Dubai Courts, the Ministry of Justice, or an approved e‑notary service.
- The POA must include complete identification details for both the principal and the agent, including their full names, passport information and Emirates ID numbers.
- The document must mention all the authority and power given to the agent.


What are the Types of Power of Attorney in UAE?
Understanding which type of Power of Attorney (POA) you need is very important. If you choose the wrong one, courts, banks, or government offices may reject it.
General Power of Attorney (GPOA):
This POA gives the agent powers to perform many tasks for the principal. This can include handling money, dealing with legal issues, using bank accounts, and talking to government offices.
However, a General POA is usually not accepted by the Dubai Land Department (DLD) for selling or transferring property — you must have a specific Special Property POA that clearly mentions the exact property and transaction.
Special Power of Attorney (SPOA):
This POA is limited to a particular or specific task such as selling a specific property, collecting a cheque, or representing the principal in a particular court case. Most UAE government offices, banks, and courts prefer SPAs because they are clear, limited, and low-risk.
